Renovations & Maintenance
I think it would be fair to say that most, not all, but most homes are not very well maintained and attention to detail is poor. If it works, despite not looking very nice or safe, then by local standards that’s alright. This we believe is part due to cost and availability of materials and the ability to utilise some items that most people would simply throw away.
A lot of local homes suffer from a lack of electrical sockets and light fittings, it would seems that only essential items are catered for with no provision for any future use or considerations. Virtually without exception all walls are solid with no cavity, running addition cable for extra sockets or fittings is not a straight forward exercise, very messy and not always possible.

Extensions & Conversions
A lot homes when they’re built are single story and have some kind of provision for expansion, normally this is evident by protruding steel work extending out from the main structural load bearing walls. Also homes can have two kitchens, a “clean kitchen” which is inside and a “dirty kitchen” for outside where the heavy duty frying done. Both situations give rise to the opportunity to have some kind of extension or conversion. However to have a second story built is difficult as the foundations and load bearers would normally be set to take a single story.

Swimming Pools & Landscaping
As more foreigners move into the area more pools are being built. They are not as expensive as you may think depending on your design, but you can get a lot for your money. Similarly water features, garden art and landscaping can be added to enhance both the appearance and the value of your property.

With the lack of building controls and regulations your only limitations are your budget and imagination. We can work from your drawings and site manage the construction and associated costs while reporting back on agreed intervals of progress. Architects in Indonesia do not go through the same level of training as in developed countries and we’re told qualifications can on occasion be questionable. Alternatively we can build to your design and the builder can advise on any potential areas of concern and assist in making the appropriate changes.

If while either looking for a suitable piece of land or property to build or develop you choose to rent a property for the duration, there are some points to consider. Most rentals are referred to as “contract”. The period most landlords are looking for is a year. The fee is paid in full before the rental period starts. Be very clear on any inventory that may come with the property and responsibilities. Unless otherwise stated, you the tenant are responsible for all breakages/defects to the house during the rental. You need to check if the property is insured, in most cases I would say it won’t be.
